PALMETTO, FL — A different kind of development is coming to north Palmetto, and for those of us watching growth throughout the North River area, it’s nice to see a project that isn’t another apartment complex or row of storage units.
Waypoint RV Preserve is planned for a 53-acre property at 11010 U.S. 41 N. in Palmetto, with 170 RV sites and a focus on maintaining much of the natural character of the property. The project recently held its ceremonial groundbreaking and is now moving toward construction.
One of the most encouraging parts of the plan is the amount of green space being retained. Approximately 25 acres, nearly half of the overall property, is planned as a nature preserve. Rather than clearing the entire site and starting over, the concept is designed around the existing natural setting and leaving a substantial portion of the property preserved.
The resort plans to offer more than just RV sites. Amenities include a 3,700-plus-square-foot zero-entry swimming pool with lap lanes and a sun shelf, a spa, clubhouse, pickleball and picnic areas. Waypoint Bar & Grill, which has operated at the front of the property since 2021, will remain open to the public while also serving resort guests.
The property has been owned by South Swell Properties LLC since 2004, and developer Daniel Harte is a nearby Terra Ceia resident. The resort is currently expected to welcome its first guests in December 2027.
With so much growth happening across Palmetto and North Manatee County, this is an interesting change of pace. A tourism-focused project that preserves a significant portion of its property, retains trees and natural surroundings, and adds something different to the U.S. 41 corridor is worth watching.
